1. Cleaning.
We want you to feel at home while you are away. That’s why the apartment has been just cleaned up prior to your arrival, and it will be perfectly clean and tidy.
During your stay you are responsible for the cleanliness of the apartment. By the time of departure, you should leave the apartment in the same cleaning conditions that you found it ( the kitchen or kitchen corner wash and put away all dishes, garbage disposal…) When you leaves of the apartment is not necessary to clean towels and sheets. Please, notice that you can leave the garbage on the street, and it will be collected by sanitation personnel. The last day the apartmetns have to be perfectly clean and tidy like the first day, if not we´ll charge you with at least 30 euros for cleaning.
If you prefer we can arrange the cleaning service for you The cost it will vary according to the apartment, the number of days, number of people and so on but the price it's from 30 €. Additional cleaning services can be organized on arrival.
For long-term stays, we offer you a cleaning service according to your needs. Minimum charge is 30€ per cleaning. In any case, check with us what are your needs and we’ll find a service according to them.
2. Cancel a reservation.
To cancel a reservation has a cost. This cost will depend on the pre-advise timing. Cancellation should be done by mail and it needs to be confirmed by Buffa Apartments. The cost will be:
- 25% of down payment if you cancel prior to 90 days to arrival date.
- 50% of down payment if you cancel between 89 and 30 days prior to arrival date.
- 75% of down payment if you cancel between 29 and 16 days prior to arrival date.
- 90% of down payment if you cancel less than 15 days prior to arrival date.
In case of reservations totally paid, percentages will be based on whole amount.
Cancellation conditions will apply, no matter the reason for cancellation, even if there are force majeure reasons.
If Buffa Apartments could not offer the client the apartment booked, Buffa Apartments would offer a new one under similar or superior conditions.
• Buffa Apartments works through a informatic system and sometimes there is misfunctions. Therefore Buffa Apartments is not responsible for internet errors, problems due to the client’s internet connection, third party errors, prices, names, and dates
misplaced by the client in the reservation process.
• Changes in the check in or check out day need to be with enough time so we can offer you a perfect service.
3. Damaged Deposit and Keys.
Upon arrival to the apartment, together with the rest of payment, we will require a obligatory deposit (it will vary according to the type of apartment, the number of days, number of people and so on, but il will be from 100 to 300 €, required in CASH). The deposit will be returned to the client the departure day, in case the apartment has not damages or breakages, and once it has been established that the condition of the apartment is the same as it was when you arrived. If damages exceed the deposit fee, they will be charged to the credit card used to do the reservation. In case of damages the Buffa Apartments agent will decide the value of damages. Clients that Departure is early in morning before 10:00, during spanish holidays, saturdays or sundays, must leave a Credit Card Number instead of the deposit.
Please take care of our home.
You are responsible and liable for any breakages or damages which you or members of your party cause. Please let us know of any instances as soon as they occur. We cannot accept responsibility for any damage, loss, injury or illness sustained to our guests or members of their party or to their vehicles or belongings.
The hirer is responsible for the apartment during the hire period and shall take reasonable and proper care of it, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning.
To lose the keys has a charge of 50 euros.
4. Arrival and Check in.
We will be waiting for you upon arrival to the apartment in order to:
- handle you the apartment keys.
- explain the functioning about the use of equipment.
- explain the rules that apply in the apartment.
- offer information about the are activities, public transportation, services, cultural activities…
- as well as responding to any questions or suggestions you may have.
At the same time you will sign the general conditions agreement and pay the outstanding balance and the security deposit IN CASH.
If you need to contact us during your stay we will be pleased to attend you at the number .
The obligation to hold the apartment will expire, and the down payment will be forfeited if the apartment is not occupied within 24 hours of the day that has been set for arrival.
Timetable:
Apartments will be available for check-in as of 5:00 p.m.
Check-out will have to be solved before 12:00 a.m.
In case of your arrival be before 4 pm Buffa Apartments is not responsible for offering the apartment totally clean and ready for the check in.
In case of needing early check-in, we kindly ask you to let us know so we can try to accommodate you earlier if the apartment happens to be available. If it is necessary to defer your departure, we also ask you to let us know in advance so we can provide a solution for the particular circumstances if such should be possible.
5. Stay
During your stay in our apartment, we want you to feel like at home. Get in contact to us in case you find something you don’t like or in case you miss something or something breaks, or if you need any information about restaurants, shows, any kind of indications, tourist information…
Only the number of people included in the reservation will be allowed to stay in the apartment at any time. In case of non-fulfilment of this point, Buffa Apartments will be entitled to update the reservation with the correct number of people, and charge more money for the extra guest, as well a fee is applied, or/and ask the client to leave the apartment. Neither return of money nor claim of any kind will be accepted in this case.
The client signing the contract is liable for correct behaviour of everybody staying in the lodgement. In cases of non-correct behaviour, Buffa Apartments will be entitled to ask the client to leave the apartment. Neither return of money nor claim of any kind will be accepted in this case.
It is very important for us to respect our neighbours. Any activity disturbing the normal development of life in the community where the apartment is located, such as loud music, noises, parties, provoking reasoned complains from neighbours will entitle Buffa Apartments to ask the client to leave the apartment. Neither return of money nor claim of any kind will be accepted in this case. Harmful, dangerous, illegal or other activities that go against customary standards of co-existence, morality decency and public order are not allowed, and will be reported to the local authorities.
The established hours of rest are From 22:00 to 10:00 (week days) and from 00:00 to 10:00 (holidays). During this period of the night any activity disturbing the normal rest of neighbours is forbidden. In case of breaking that rule, Buffa Apartments will be entitled to ask the client to leave the apartment. Neither return of money nor claim of any kind will be accepted in this case.
It is only allowed to have in the apartment rented the same number of people stated in the contract. If Buffa Apartments detects that the number of people in the apartment is superior than the number in the contract,
For your own safety please close windows and lock the doors whenever you leave the apartments. - Buffa Apartments will not be liable for the possible theft of objects deposited in the apartment.

6. Check out.
Check out time is before 12:00 am. so the Buffa team can put the apartment ready for the next client. In case you need a later check out, please inform us prior to your arrival and will try to help you.
The apartment must be free before 12'00 h., later of this hour suplement of 30 € for ever hour. Please if you need a later check out let us known in advance!!!
7. Pets
We have specials appartment if you travel with pets.

We have apartments accept smoking inside.
9. Children

10. Liability
Buffa Apartments won'tl be liable for any direct or indirect damage that might happen during the use of the apartment. That includes (but not only limits to) fires, robbery, injuries, damages…
In case of non-fulfilment of the above-mentioned rules, and under its own criteria; Buffa Apartments will be entitled to ask the client to leave the apartment. Neither return of money nor claim of any kind will be accepted in this case. Additionally, Buffa Apartments might initiate legal procedures against the client if justified by situation.
Privacy Policy
Trough this message, Buffa Apartments according to current law as per Ley Orgánica 15/1999, December 13, 1999 about private data protection (LOPD), informs the users of this Internet page about its Policy for protection of private data (hereunder, for the Users to freely decide if they wish to voluntarily give Buffa Apartments Private Data required in the booking process associated to the services offered by Buffa Apartments in its Page.
Private Data offered by the Users will be subject to a confidential automatic treatment, in a file created for that purpose by Buffa Apartments, the only user and owner of this information.
Buffa Apartments will not share nor sell the Private Data to a third party without the expressed approval of the Users. Private Data will not be used for anything but the offered service and will be cancelled once they are not needed any more.
We also inform you that you have the right to see, modify and cancel, an also be informed about the authorised use for your Private Data, according to current law. You are entitled to execute that right sending to Buffa Apartments a postal or electronic mail.
Buffa Apartments keeps the right to modify the content of this Privacy Policy.

11.- Contract
The contract signed with Buffa Apartments for short term rentals of a furnished apartment which is subject to Spanish legislation (Ley 28/1994, Ley de Arrendamientos Urbanos the Law for Urban Lettings) and ( Código Civil ) the Civil Code, and for prosecution matters to Ley 1/2000, (Enjuiciamiento Civil) Lawsuit, under which the competence will correspond to the exclusive jurisdiction of the courts of Pontevedra, Spain.
These contracts do not permit the apartment to be let as a "permanent residence" of the tenant. Only short-term rentals for travel, holidays, studies, temporary stays, etc. are allowed. An inventory of contents and furnishings of the apartment is signed together with the contract and is verified on return of the keys.
